- Space that doubles as rentable studio space and gallery space. Interior wall will be glass for displaying. Space will be open for people throughout the community to rent on a month to month basis.
- Needs to be close the main circulation path so that display space is easily accessible/ viewed and close to a private sink or a sink shared by all the art studios.

Galleries (3)
- The galleries utilize space on both the first floor and its mezzanine level
- The galleries can be utilized for public or private shows and will circulate through both local and visiting artists.

- These classrooms can be used for public meetings and classes offered to community members.

- A few administrative staff will be on hand during the week days to help organize the seamless flow of day to day activities. The office will serve as a place to pay rent, reserve studios and stages, to plan events and to conduct operational tasks.

- This space needs to be centrally located and accessible from all spaces.

- There will also be restrooms added in the park space.
- Both men’s and women’s restrooms on every floor of Canal St. building.

- The space will be medium in size and will be available for the dance classes as well as the community to utilize.

Dance/ Theater Studios (7)
- Space can be rented out for dance and theater classes. The end users will be both the dance/ theater instructors and the students. Can be any sort of dance: ballet, jazz, tap, Latin, ballroom, Zydeco. And any type of theater.
- This space need to be close to the bathrooms and both the indoor and Black Box Theater. The space also needs to be fairly accessible to an entrance/ elevators.
- Furnishings: stereo system, ballet bar: on at least 2 of the walls, possibly some mobile ones as well, storage: somewhere for props to be stored from class to class
Black Box Theater
- Space will be utilized by the community and users of the dance and theater studios.
- This space is very simply painted black without any flourishes to that the actors and dancers can create the space.
- This space need to be close to the bathrooms and the dance/ theater studios. The space also needs to be fairly accessible to an entrance/ elevators.
- Furnishings: seating, storage: somewhere for props to be stored from class to class
Bathrooms/ Dressing Rooms (2 Men’s, 2 Women’s)
- This space needs to be close to the dance studios and both indoor and outdoor stages.
- Meant only to be used by performers.
- In Canal St. building, use existing space on 1st floor mezzanine and add another next to it, similar in size.
- There will also be bathrooms/ dressing rooms attached to the semi open-air stage.
- Furnishings: sinks- 6 existing, toilets- 6 existing, lockers, benches, soap dispensers, hand dryers, counter space, partitions, grab bars, changing table, garbage disposal, mirrors
Public Elevator
- This space needs to be centrally located and accessible from all spaces.

Green Space
- This space is meant to be a place for the community to gather. There will be lots of open space for running around. The park space will work in conjunction with the open air-stage.
- This space needs to be adjacent to the open air-stage.
- Furnishings: open green space, trees, flowers, bushes, benches, lighting, security cameras, pathways, trashcans, water fountains
Semi Open-air Stage
- The space will provide a transition from the enclosed studios and kitchen to the park space. Like the indoor performance space, the open air-stage will be utilized by both the classes and the community. This space opens out to the park and will be great for concerts, festivals and parties.
- Space needs to be close to the bathrooms and needs to be connected to the park.
- Furnishings: stage, standing room and room for chairs, lights, speakers, dressing area, curtain, set, costume and prop storage
Three story seating and kiosk space
- The space will utilize the existing northeastern façade of the building across Iberville Street. The façade will taper down out from the corner.
- Utilizing the existing façade will provide extra security.
- The space will be utilized as concert venue seating as well as space for artists to set up kiosks to display and sell artwork on the weekends and at special events.
- The space will provide extra seating allowing for more stage viewing in the park.
- An elevator will run up and down as well as stairs.

- The space needs to be located next to or in the public park.

THE FUNCTION

The facility should be a functional space that attracts a wide variety of end users. The Arts Hub should provide a mixing pot of activities that cultivates the surrounding community. In order for the Arts Hub to be successful, creating a secure, clean environment is a necessity. 24 hour security is a must and a daily maintenance staff will be needed.

- The arts hub will cater to clients of all ages and walks of life.
- There will be no entrance fee, so the sole source of income will come from the rentable studios, the Arts Hub classes, the community festivals and fundraisers, the possible coffee shop and the rentable space on the above 5 ½ floors.
- Each dance, art, cooking, music class will be held by individuals who rent out the space privately.
- Every performance, festival and fundraiser will be hosted by an individual or organization that rents the space and the allotted time, except for special circumstances where the facilities may be donated.
- Most of the building, including the park, will be open 24 hours year round, unless otherwise noted.
- Arts Hub will be closed surrounding Mardi Gras due to congestion in the downtown area.
- The park can be rented for parties, concerts, festivals, fundraisers or simply used for recreational purposes.
- Changing out galleries and exhibits will keep visitors interested, and will promote continuing patronage.
- Maintaining security throughout New Orleans Art Hub is a requirement to keep end users safe, comfortable and happy.
- Creating a way finding method will help visitors navigate through the facility, while experiencing all it has to offer.
- The arts hub will be run by both hired employees and volunteers. They will be in charge of maintaining exhibits and spaces.

Client concerns and needs:
The New Orleans Arts Hub is dedicated to providing a space that is accessible to a wide variety of people where the arts can culminate and flourish at all times.
The end users need a space that will be functional and inviting. Safety is a primary concern due to the downtown, high traffic location of the building, as is the upkeep. The upkeep of a building open to the public 24 hours a day, nearly every day of the week, is a crucial part of making patronage continual.

NOTE:
The existing building is located within the boundaries of the Canal St. Historic District. Any work performed on the exterior of the building is subject to a design review by the Historic Landmarks District Commission (HDLC).

SITE AND ENVIRONMENTAL FACTORS



Krauss Department Store at 1201 Canal Street in downtown New Orleans opened in 1903 and catered directly to the city throughout its existence. The store survived into the 1990s by stocking obscure items not available at large chains and by refusing to reduce service to its loyal New Orleans customers. It was a monument to the old-fashioned way of doing business, and proud of it. The building remained vacant for close to 11 years and has, post-Katrina, been turned into 1201 Canal Luxury Condominiums.

The Krauss building occupies 196,132 square feet on historical Canal Street and another 131,580 square feet across Iberville Street. The Krauss building serves as a landmark in New Orleans’ history. This New Orleans staple is centrally located downtown in a high traffic area, which will serve as the perfect setting for the New Orleans Arts Hub and will aid in making the center a destination.

I will be using the 1st floor as well as the 1st floor mezzanine (approximately 52,785 square feet). The remaining 5 ½ floors will be reserved for potential expansion space and suggested rental space for offices, fine dining and other attractions. I will also use the space across Iberville Street (approximately 26,393 square feet) as a park while keeping the exterior façade. The two spaces total 79,178 square feet.

HISTORY


For 94 years, 1201 Canal Street was home to the Krauss Department Store, once the largest department store in the South. Krauss opened for business on April 13, 1903, and expanded over the years to include more than 300,000 square feet on six levels covering two city blocks. From the long Formica lunch counter with the round red stools, to the madams and ladies of Storyville who once shopped within the store, the Krauss building enjoys a unique and storied place in New Orleans history. Ready for occupancy in September 2008, this historic building has been transformed through extensive redevelopment to be the new home of 1201 Canal Condominiums, an upscale community of 233 luxury residences and over 25,000 square feet of street-front retail.

The former Krauss Department Store building is located on Canal Street, the widest main street in America, at its famous intersection with Basin Street, the birthplace of Jazz. One block from the French Quarter, the Central Business District, and the Medical District, 1201 Canal is truly in the heart of everything. The best New Orleans has to offer is at your doorstep, incredible food, music, shopping, history, culture, and amenities within walking distance of 1201 Canal.

A sanctuary is a place of refuge and protection, a place for someone to feel in control. The New Orleans Arts Hub is a sanctuary created to give talent of all types a space to exhibit recipes, display art, showcase performers and develop audiences in a unique venue while also involving the community. The driving force behind New Orleans’ culture is an eclectic mixture of food, art, dance and music. All of these elements are fueled by creativity and the ability to express oneself in each of these various aspects. New Orleans experiences a plethora of festivals and fairs but is, however, lacking a place for all of these ingredients to successfully mix regularly while simultaneously involving the community. The New Orleans Heritage center provides a haven for all of the arts to combine and intermingle while keeping an open and engaging scene for the local community, not just once in a while but on a daily basis. The New Orleans Arts Hub will be a place that combines the indoors and outdoors to create an inspiring environment for all ages and walks of life. The center will offer rentable studios for dance and art with glass interior walls that serve as display space or gallery space, fully equipped kitchens for classes and exhibitions, an enclosed performance stage, a semi open-air stage, offices and classrooms as well as a public park. The arts hub will be a great place for schools to field trip to, parents to play with their children at and adults and kids alike to take classes. The extend operating hours also make the arts hub a great place to take a date after dinner out. Each space combines private and public quarters to make a learning conducive atmosphere welcoming and inviting to all. The hope of the New Orleans Arts Hub will be to support interdisciplinary collaborations that integrate the work of creative and culinary arts not only in the center, but also the surrounding community.

The New Orleans Arts Hub will cater to the City of New Orleans and its residents, while addressing the need for a permanent 24 hour facility where all of the arts can culminate.

ABSTRACT

My capstone project proposal is to develop an Art Hub in New Orleans, Louisiana. The proj¬ect will be housed in the historic Krauss building which includes more than 300,000 square feet on six levels covering two city blocks of the much celebrated New Orleans downtown. I want to design a space that includes both the indoors and outdoors and provides a place for the arts that fuel New Orleans to culminate and thrive. The hope is that space will be open nearly 24 hours a day, year round and attract people from all walks of life. The project will be supported by the community and will in turn benefit the surrounding areas tremendously.

The facility will be multi-use consisting of art studios, classrooms, a learning kitchen, an indoor performance space, dance studios and a public park which will include a semi open-air stage. Incorporating all of these spaces and making them function successfully as one productive unit is the main challenge of this project. Choosing an arts hub for my senior capstone project has allowed me to work on many different areas of interest and explore more thoroughly the ins and outs of New Orleans culture.

I plan on researching materials and finishes as my Independent Study focus. It will facilitate a bet¬ter understanding of how to make public spaces thrive through design and will further help to complete the building’s overall atmosphere.
